1 Booking and Payment

1.1 A non-refundable deposit of 25% of the total booking value is required at the time of booking in order to secure the reservation.

1.2 The remaining 75% balance must be paid in full no later than six (6) weeks prior to the scheduled arrival date.

1.3 Failure to pay the balance by the due date may result in cancellation of the booking and forfeiture of the deposit. 

1.4 Reservations made within 42 days of arrival must be paid in full at the time of booking.

2. Cancellation Policy

2.1 Cancellations made six (6) weeks or more prior to the arrival date will receive a full refund of the deposit paid.

2.2 Cancellations made less than six (6) weeks prior to arrival will result in the deposit being non-refundable.

2.3 Where cancellation is made two (2) weeks or more prior to arrival, a 50% refund of the total booking value will be issued. Alternatively, we will endeavour to offer suitable alternative dates, subject to availability.

2.4 Reservations made within 42 days of arrival that are subsequently cancelled more than 14 days prior to arrival will be eligible for a 12.5% refund, or the option to amend the booking dates, subject to availability.

2.5 Any alternative dates offered may be subject to a price adjustment, which may be higher or lower than the original booking value, and the balance will be amended accordingly.

2.6 No refunds will be issued for cancellations made less than two (2) weeks prior to the arrival date.

3. Amendments to Bookings

3.1 Amendments to booking dates may be requested up to two (2) weeks prior to arrival, subject to availability.

3.2 No administrative fee will be charged for date amendments; however, price differences may apply depending on the new dates selected.

3.3 Date amendments are not permitted less than two (2) weeks prior to arrival.

4. Fishing Charges

4.1 Fishing is included at no additional cost for bookings of four (4) nights or more.

4.2 For bookings of two (2) or three (3) nights, fishing is chargeable as follows:

  • £15 per 12-hour period, per angler
  • £25 per 24-hour period, per angler

4.3 Guests wishing to fish for the entire duration of their stay may opt for a fixed rate as follows:

  • £40 per angler for a two-night stay
  • £60 per angler for a three-night stay

4.4 All fishing charges are applied per angler.

5. Pets

5.1 A £20 pet fee applies per stay, which covers a maximum of two (2) dogs.

5.2 Guests are responsible for ensuring pets are well-behaved and do not cause damage, nuisance, or disturbance to other guests or wildlife.

5.3 Any damage caused by pets must be reported and may be subject to additional charges.

6. Check-In and Check-Out

6.1 Check-in is available from 3:00 PM on the day of arrival.

6.2 Check-out is required by 10:00 AM on the day of departure.

6.3 Late departure may result in additional charges unless prior agreement has been obtained.

7. Children and Supervision

7.1 All children must be supervised at all times whilst on the premises.

7.2 Any children under the age of sixteen (16) who are participating in fishing activities must be closely supervised by a responsible adult at all times.

7.3 Guests acknowledge that the property includes natural hazards, including open water, and accept full responsibility for the safety and supervision of children in their party.

8. Damage, Behaviour, and Guest Responsibilities

8.1 Guests are responsible for taking reasonable care of the accommodation and its contents during their stay.

8.2 Any damage, breakages, or loss must be reported as soon as reasonably possible and may be subject to additional charges.

8.3 We reserve the right to charge for any repair, replacement, or additional cleaning costs arising from damage, misuse, or excessive mess.

8.4 Guests must behave in a respectful manner towards the property, surrounding environment, wildlife, and other guests.

8.5 We reserve the right to terminate a booking without refund where guests engage in unreasonable behaviour, cause disturbance, or breach these Terms and Conditions.

9. Fishery Rules

9.1 All guests wishing to fish must comply with the following rules at all times. Failure to do so may result in fishing privileges being withdrawn without refund.

9.2 Guests must provide proof of a valid fishing licence by sending a photograph to 07737731636 (Rob) prior to or upon arrival.

9.3 Anglers must have adequate coarse fishing experience.

9.4 The following equipment and practices are mandatory:

  • Barbless hooks only
  • A minimum 42-inch landing net
  • A large unhooking cradle or landing mat
  • Carp care antiseptic spray for treating wounds

9.5 The following are strictly prohibited:

  • Keep nets
  • Tiger nuts, peanuts, cat meat
  • Lures, spinners, treble hooks
  • Artificial or imitation baits (including plastic corn)
  • Braid as a main line

9.6 Rods must be attended at all times and kept within close proximity.

9.7 No wading is permitted under any circumstances.

9.8 All nets, cradles, mats, and slings must be fully submerged in aquatic disinfectant for a minimum of 15 minutes prior to use. The disinfectant dip is located in the wheelie bin by the shed next to your lodge.

9.9 When photographing fish, anglers must remain in a kneeling position and must not stand while holding fish.

9.10 Fish must be returned to the water gently and as soon as practicable after capture.

9.11 A maximum of three (3) rods per person is permitted.

10. Liability – Fishing and Open Water

10.1 Guests acknowledge that fishing and the presence of open water carry inherent risks, including but not limited to slipping, falling, drowning, and injury from equipment or wildlife.

10.2 All guests who choose to fish or access areas near water do so entirely at their own risk.

10.3 We accept no liability for any injury, loss, damage, or accident arising from fishing activities or proximity to open water, except where such liability cannot be excluded by law.

10.4 Guests are responsible for ensuring they exercise reasonable care and personal safety at all times and for supervising all members of their party accordingly.

11. Hot Tub Safety and Hygiene

11.1 Guests use the hot tub entirely at their own risk.

11.2 Children under the age of sixteen (16) must be closely supervised at all times when using or in the vicinity of the hot tub.

11.3 Guests must shower before use and ensure that no oils, fake tan, lotions, or other substances are introduced into the water.

11.4 The following are strictly prohibited:

  • Glassware in or around the hot tub
  • Smoking in the hot tub
  • The use of any additional chemicals or products
  • Overcrowding beyond the stated capacity

11.5 Guests must ensure the hot tub lid is replaced and secured when not in use.

11.6 Any misuse of the hot tub resulting in the need for draining, cleaning, refilling, or repair may incur additional charges.

11.7 We reserve the right to withdraw hot tub use without refund where these rules are not adhered to.

12. Minimum Age Requirement

12.1 All bookings must include at least one responsible adult aged 21 years or over.

13. General

13.1 By making a booking, guests confirm that they have read, understood, and agreed to these Terms and Conditions.

13.2 We reserve the right to amend these Terms and Conditions at any time without prior notice; however, any existing bookings will be honoured under the terms applicable at the time of booking
